Once you decide to sell your house, it is now a commodity, competing with other similar homes on the market. You need to stand out for the right reasons! It isn't enough to just be on realtor.ca with a sign on your lawn, and a few photos, taken with a smart phone. As good as the cameras are on smart phones these days, having a professional photographer taking the photos will make a huge difference! They have the knowledge, equipment and skill to really capture your homes features. Taking photos of a room is not the same as taking photos of people. I mean, have you ever gone to a listing, looked at say, the photo of the primary bedroom, and all you can see is a bed? 

Have you ever sold a house before, and have you been nervous when the buyers are having their home inspection? Have you ever had a unwelcome surprise? Well, having a pre-inspection can take away that stress. First, you will know before listing, what needs to be addressed. Second, you have the opportunity, if you are able, to have the issues fixed. If you aren't able to address all or some of the issues. We note the remaining issues and then price house accordingly, avoiding your home becoming a comparable to other homes, for the wrong reasons and sitting on the market.. 

It is the law, that you need to disclose any issues that you are aware of, even if they can't be seen. Why not know what would come up?
