Does the deposit count towards the down payment?

Yes, when you make an offer on a home, and the offer is accepted. There is a deposit required to be made within 24 hours. It does count toward the down payment. It is also completely refundable if the conditions of the offer are not completed to your satisfaction, following the details of the conditions.

What is the irrevocable?

The irrevocable is the time and date that either the home buyer or home seller must get back to the other party, once an offer is submitted. The irrevocable also means that the person submitting the offer, or the counter offer, cannot withdraw the offer during that period. It also states that if the offer is not accepted by the time and date, the offer becomes null and void. If a deposit was made, it must be refunded in whole. 

We are looking to buy our first home. Where should we start?

The first step should be to check your credit score, make sure it is all in order and that there is nothing in the report that should not be there, that would negatively impact your score and chances of obtaining a mortgage. If you don't have a monthly/yearly budget, make one. Include anything you are or may have to account for. Things like gym memberships, daycare, kids RESP, internet-cell phones, and car payments. Included things like entertainment, vacations, savings, anything you will have to pay, that you can't or won't take off the list. 

Then with an idea of what you will have available each month, meet with a mortgage specialist and obtain a pre-approval. Then you will know what you do qualify for and then you can decide the maximum of that, which you are comfortable with. 

Now you can find and partner with a Realtor.

What should I expect if I decide to sell my home with you?

Right from the get go, you can expect me to be in your corner! Always acting and providing information and suggestions that are best for you. We would work together to set a schedule that works for you. I would guide you through each step, starting with getting your home ready.

I do not cut corners. I use professional photographers for the photos and videos. Depending on the package you choose, you could also receive a 90 minute consultation with a professional stager, and a home, pre-inspection by a certified Home Inspector.

These are all items we discuss during our casual first meeting.
